Patricia Fletcher-Edwards serves as Branch Office Manager for the NID-HCA Albany – Fletcher-Edwards Branch, providing HUD-approved housing counseling and education services to individuals and families throughout Albany, Dougherty County, and surrounding rural communities in Southwest Georgia. Under her leadership, the branch supports households facing a wide range of housing challenges, with a strong focus on housing stability, prevention, and access to critical resources.


The Albany Branch offers comprehensive counseling and education services designed to support renters, first-time homebuyers, individuals experiencing housing instability, and households at risk of delinquency or default - helping clients navigate complex housing situations and work toward long-term stability.



What We Offer

Under Branch Manager Patricia Fletcher-Edwards, clients have access to:


1-on-1 Counseling Services

  • Rental counseling, tenant education, and rental assistance guidance
